Even IF someone who's new like you Troy knows "whether" to jump (meaning he/she knows its a good property/location worth running the numbers on, and worth your time), he/she may not know the the current market dynamics that will inform the rest of your decisions (things like "jump how high," "what factors make an offer attractive to these local sellers", "what a good loan is and a bad loan looks like," "what a good inspector does, and what an adequate inspector looks like," to have a specialized inspection or not, and so forth) because he/she doesn't have the experience of purchasing in that local market just yet.
