Again I have to think this is a pretty common occurrence, but am having trouble finding the best way to execute and would love to hear from some people on the forums who have experience in this area.

With taxes of $2,200  each and HOA of  $239 per unit, it seems like a pretty good cash flow opportunity.

I used one on my first deal after learning of BP and the cash flow is pretty close.

Old bankruptcy, also fine.So far it’s been pretty good.

@Caleb Heimsoth Rents can be raised but are already pretty high based on comps in the same neighborhood.

This is a pretty significant increase in salary for my family.

They have fantastic rates and insure pretty much everything (even rehabs).

If it’s performing you can buy partials or low balance loans for under $10k but harder to find.Notes does have a learning curve and you just don’t start buying notes (you can buy it won’t be pretty).

Taxes are pretty easy to find out.
