I'd hate to see you start with a BRRRR for your first project, take on something too big to chew off and go bankrupt and/or spend a year and a half on 1 project when you could have done 5 single base hits in a given year and built up a whole lot more networth in my opinion.

The challenging tenant irrelevantly refers to the other tenant’s sex life when confronting them.Multiple tenants have independently expressed similar complaints about the challenging tenant.Reading the lease ( Copy of Lease ) more carefully, we realize now that it could be stronger in areas of being able to terminate the lease - a lesson learned for future tenant leases.The challenging tenant’s lease ends in August 2024, but we were wondering if there is anything that we can do to terminate her lease early based on the lease that we signed.

Upon renewal, I would be willing to drop Person A and only have Person B on the lease (assuming Person B meets your income requirements).If Person C wants to move in, that person would need to go through your standard background check and both tenants would need to approve that person moving in.
