Vacant Homes – drive for dollars.

I'm going to drive around certain areas i like (by the University for example), mark down distressed looking apartments (present deferred maint. etc) and send out to them and expect a phone call.

I see it and know what it is and, yes, it influences my overall impression of the applicant, but it does not drive my decision.

So my drive way is essentially in the middle of the light.

Of course you can sell a property in 48 hours, but guess what will drive it...PRICE!

Research what other properties they own, always check if property taxes were paid timely on their properties (on the assessor's site), look for signs of financial distress or life circumstances driving the need for a quick sale (divorce, probate, etc.).I bought several properties from a bankruptcy situation.

They are marketing pieces driving interest and leads - not sales pieces quoting bottom lines.

Its kind of tough to believe there is not some other underlying problem driving the condition.
