The question is how is the profile of the state in regards to landlords, growth for the economy, supply of land, and is this house attractive enough on the exit to garner an aggressive bid if you were to sell in the next up market cycle in 7, 12, 15, 21 or whatever years?

The extra income from section 8 could easily be wiped out if you get someone in your house who ends up destroying the place.

If the heat and ac are off a few years of 100 and then minus 10 isn’t good for a house either. 

When I was in Canada I house hacked into two deals that worked out great but then I sold the homes a couple of years after I moved to California. 

Their work isn't low quality but I disagree with some of the conclusions they came to in determining boundaries that are adjacent to ours...if I just went and marked their pins my client could 'lose' 18'-35' of their property...or almost worse, build 18' too close to the street ROW likely putting their house into the City easement...

I work with a small bank who deals with just 2 counties, keeps their loans in house and won't limit us to the number of mortgages we have.   

IMO I want a 5+ balloon, but if the deal is right will do it with a shorter.Find out what she is looking to do though if she needs a downpayment for a house in Tampa that will be an issue that has to be addressed some how.
