I wouldn't worry much about the discount, I've bought and sold plenty of houses from other investors where there was real meat left on the bone.I'm almost all flips now and if I had one like this I'd prob pass it on before throwing good people out of a house they love just to make a few bucks.

Multiple reasons and approaches there.If you are purchasing a portfolio and need to turn around and sell a portion of that portfolio in order to pay for rehab, that is a bad plan and ignores pretty straight forward ideas about REI.

And also, if it's not, would it be rude of me to ask that something be put in the contract that if something happens to Bobby and me where lJ did not pay for a couple of months after that,[ being too upset to think straight] that there is a certain amount of time for one of his siblings to help him catch -up rather than have the house yanked away.
