I understand the factors driving it are different that the last Phoenix bubble, but are these prices sustainable over the long haul? 

When you look at properties, drive at night, walk the streets, and get a feel for the neighborhood. 

We have a few rentals in PA (a few hour drive for us) and just found the experience to be a lot easier when bidding on homes (minus dealing with Property Managers).Feel free to connect if you have any other questions!

I am looking to buy rental properties in the North East (within a 3 hour drive from Boston).

If short term rentals are insanely profitable in a given market, it drives up demand and cost for properties in that area.

After this I would ID a few markets close by - 1 hour by driving - and run a few numbers. test the market using your metrics for your goals and if they do not work move to another market.

I did a deep dive on the internet and there is lots of information about how it COULD be done but so far I have yet to find someone who has actually done it!

You also might have to make the drive to Houston, don't settle for someone local for convenience.
