Considering the big chunk of change that is even 3%-5% down for houses at Boston prices, I wonder if it may be worth it to buy in a neighboring town (within a 1hour driving radius) where prices are notably lower, put a more traditional amount down (10-20%), and just rent out fully without house hacking.

Both you and @Taylor L. really drive home the differentiation factor, so I will take that to heart. 

@Andrew Bang thank you for that advice but I am wondering like if I see a house while driving for dollars do I ask the seller for all the info on the house or just try give a ball park estimate of the purchase price?

I can also likely get a "gift of equity" which would drive down the cost significantly. 

I see them when I'm out driving, but I don't have any specific names memorized.
