@Andrew Bang thank you for that advice but I am wondering like if I see a house while driving for dollars do I ask the seller for all the info on the house or just try give a ball park estimate of the purchase price?

I can also likely get a "gift of equity" which would drive down the cost significantly.

Our inspector is based 4 hrs drive away.

Sometimes it works out that they can also move in but it's not the driving factor for the purchase.The first thing to do is decide where you fit in this spectrum.
