The area should have decent appreciation 3-4%+. 

Since June or so, the prices here have shot up - from what i can tell most I look at are around $100k + over the value they were the beginning of this year.   

I’m looking to start with a 3-4 unit property for decent cashflow but my credit isn’t high enough and I don’t have a lot to put down either so should I just go with the FHA (I have enough money and credit for this) route and focus on getting homes that’s already renovated and ready- to-go to rent out instead looking at homes that need additional work because I’ll need another loan for repairs...

If you find a local bank that will offer HELOCs on rental properties you could get a decent chunk of money to use as well as keeping your equity in the homes you already own.I recently replaced the remainder of my mortgage on my rental property with a first-position HELOC.

The damage to the unit is done so she probably won't make it worse so I would be tempted to leave it as is if I wanted to keep her and she may be a decent long term tenant. 

I was wondering if anyone is making a decent dime on corporate housing.

You can talk to a property manager in the area to get a decent idea of this.
