If there is nothing more soffiticated than print screen shots of google maps and highlighting the areas I have drove I will just do that. 

I have had good experience with Lease Runner for tenant screenings and rent collection when I self managed.

We use Podio for back end coordination / taking pre-screened calls from Pat Live.

The basement has a few cracks, nothing that covers the full width/length of the basement walls but there is a noticeable deflection (about 2") on the East wall.

I also screen subs well to ensure they will work my timeline before i hire.  

You can always screen your tenants well, but there's always more risk in those areas.

We do question was more along the lines of expanding the business to manage more properties, and how to go about screening candidates and streamlining processes.

@Eric Metz The problem is that one of the usual metrics to do a quick screen, the 50% rule, doesn't work on low rent properties. 50% of a low rent amount won't allow you to cover the big ticket items.

When approving new tenants I do my best to screen out people who will not take good care of my property, in addition to screening for income, etc.
