I created an account on BP a couple years ago while I was looking for a property manager for my house-hacked condo.

It's a lot of younger couples and singles in the condos and condo conversions.

It creates a sense of urgency for the prospective tenants to make a decision when they are walking through the house with other people and saves me time.As I get inquiries I just schedule them all a couple of days from the first inquiry to build up a group.I have had people standing in line to fill out an application. 

I've seen on BP and in a couple of books that some experts present themselves to tenants as the property manager, not the landlord.

I plan to get into multifamily investing by starting out with house hacking and a couple 2-4 units in order to build a track record.

-I could simply charge a flat fee for each of the services I provide (10% management fee, couple hundred bucks for the finding of the place and a couple hundred more for closing the deal, etc)Has anyone out there been in this kind of spot?

Retired at 40 is starting to look like an attainable goal which blows my mind since it was a joke only a couple of years ago. 

She bought a house in San Jose and rented it to a couple of guys while she lived in San Francisco for her career.

Have been running the numbers on a couple duplexes/4 plexes and looking into how I can potentially increase rents once I would take over a property.
