While this sounds convenient, many times the buyers end up paying higher costs for their mortgage because of the broker’s fees.

But if he came to me with such a plan - essentially gambling with MY retirement - I'd kindly but gently tell him to think of something else.You're asking him to take a HUGE risk on deals you don't even have identified yet - and hope like hell that you can turn 3 deals at $36,000 each in a year.You're just now getting started, so you have NO track record.

As a working professional and passive RE investor I prefer the convenience of crowdfunded RE investing and would be open to turnkey property investing a la Roofstock.com or Smartland.com.

I agree with @James Wise and @Nancy Brook two weeks will fly by and before you know it you can show the apartment at your convenience.
