Property for sale and not really put on MLS by realtor scenario

Hi,

So, there is created agreement w home owner as he never pays his property taxes, we paid his taxes and late fees for the 2 years and were to be able to market and sale property. Eventually hired an attorney to help as homeowner conveniently disappeared. Court ordered a Receiver to sale property...anyone have experience with that?? The realtor has not posted on MLS coz she has offers at a very low appraisal for the LAKE FRONT 2 1/2 ACRES IT IS ON and is happy with lower offers!! Hopkins Dr 78734 is hot area of our town so do not understand other than possible just so many types of properties in the area and this one has very old homes on it. Anyone know of a judge having a receiver take care of things and How they hire or choose their appraisers and realtors??
