I am too old now and I have a few development tracks that will ripen over the years that I will leave as legacies to my Grandkids and great grandkids.But if I was in my 20s or early 30's I would include a nice NW timber track in my portfolio..not only that you can camp on them hunt fish etc.. if there large enough you can put a cabin and now a days with the container homes you buy one of those and lock and leave.There is a reason they were called Timber Barrons.. !!!

I am UK based, he is USA and our current vehicle that contains funds is in Luxembourg.We have 100,000 USD cash that we are able to put into it this year to start and a similar amount annually thereafter.I'm currently thinking we may be best to buy cash to start as I have a few concerns re: finance: - Poor personal credit within last six years - no previous RE experience - Lending would either be to a new US LLC with a foreign entity owning it or directly or the Luxembourg vehicleMy thought is after a couple of cash purchases lending would be easier.Investment wise I'm looking at getting into rentals.

So, I have doubles of certain things, and then can just grab the containers of whatever I'm doing - much easier than always thinking about what a certain task needs, and I tend not to lose things, especially those little must-have specialty tools.The tools I never leave the house without are:My main tool box that doubles as a stool, and carries all my hand tools.
