I have a duplex under contract in Arlington, TX, but after meeting with the inspector today I am not feeling confident about it all.

But I am confident in a year I'll be able to refi again with lower rates if need be.

I am still more confident of the CoCROI even given that versus what I think the market will do, but that is all skeptical and I am still trying to figure the ins and outs.

Those that get too confident from one good find will get buried in a flip if they are not prepared or if they think their property is so good.
