The local loan officers that I am working with are saying that they do not close loans in an LLC name, and they can switch the title in the name of the LLC after we close.

This is the perfect spot to have some land have the suburban life but live only 15 minutes from your high rise office and all of downtown amenities.

It does cash flow better then a SFH, you are correct.In my case:- it had to be re-zoned as MF with the city- an additional post office address had to setup (1A, 2B)- natural gas line was split and 2nd meter was added- 2nd electrical meter was added outside- 2nd electrical circuit breaker panel was added in the basement next to the other panel, and all the wiring for upstairs unit was moved into it- city does not allow for a split up of incoming water to add 2nd meter so both units have to share it.

Not sure if in Cali if you need to maintain office space, which is my main reason for not being a broker even though I have a brokers license.

We have an offer in on a mixed use property with one retail space, one residential apartment above and two office spaces.

Unusual structure, originally a doctors house with living upstairs and the office practice space downstairs.  

The realtor has given us the runaround saying they cant get ahold of the builder to get the work done, come to find out they work in the same office.

But a mortgage loan officer will give you better answers on that.

We were thinking about using the apartments for like office space instead for the time being until this COVID blows over.
