Other high end software includes Yardi (which I've heard good things about) and OneSite (which I think is designed more for large apartments).Cheaper software programs I've heard good things about, although are a bit more limited in terms of functionality include Buildium and Apfolio and so those might be worth looking into as well.

The "Build your own cap rate," or  NOI / cost of land & build (soft & hard costs) seem to provide a cap rate about 2-3% higher than buying at market rate and having that 2-3% cap rate compressed when paying the market value plus I also end up with units that are functionally new vs near the end of their functional life.ON the analysis you've done with these investors who are considering building their own cap rate what have you seen when you did the NOI to build cost vs NOI/ market price, what kind of cap rate spread did you find?

But, the biggest hurdle to using it as another bedroom was the lack of privacy.I didn't give the tenant permission to do this, but the tenant went ahead anyways and permanently attached some curtain rods all over that space to hang some curtains:And, the tenant took down the functional blinds in this space and attached curtain rods and curtains to replace those blinds.

Maybe its in poor condition (can be fixed, for a price), maybe it has a functionally obsolete layout (again, can be fixed for a price) or maybe it's on a busier street or next to a commericial or industrial property or sitting beneath large power lines (can't be fixed).
