If the triplex has equity, tap that to purchase addition cash positive earning property.If the Triplex isn't cash flow positive, then that would be the time to think about a 1031 exchange into something that is cash flow positive.Everyone has to think about their personal goals when investing, short term and long term.

My goal was to buy one house a year and focus on cash flow.

My employer offers a 403b with no match and I'm not sure I should take use it if that's my goal two years from now, or if there is a better way to shelter my savings for the purpose of investing in real estate in approximately 2 years.

I've been the breadwinner for my family (it's just my wife and I) and she is stepping up saying she'll be getting a job to support my real estate goals!

I agree with you and have found another property that is not a slam dunk but we think it fits our goals and needs and hopefully all works out in the end.  

Either way, what is your goal here - do you want them out, are they paying less than expected, telling you they had a higher security deposit, etc?

We have the goal to focus on flipping single family homes until we build enough cash to buy large building with 4+ units. 

We were targeting a cash on cash return > 11% so these new terms do not meet our goals.  

I choose to pay my pmi up front in full at closing.
