You'd actually have someone to go after should they default on the lease.But when they say they have money in the bank, I'd ask them to see it.The other thing you do by getting the daughter to co-sign is that should the parents not be able to pay it, the daughter will be more likely to take them in as opposed to getting hit with an eviction and credit collection on her own record.In that case, you may not have a fully satisfied lease, but at least you won't have to go to an eviction to get rid of them.Its an interesting scenario to be honest.

Personally, I would be concerned as I know you can't discriminate against family status, but the worst damage I've had done to one of my rentals to date was a single parent with two teens, no pets (and I rent to people with large dogs), and I would keep as many people responsible for damages as I could.

I'm not averse to work, but I am blessed to still have my parents who need increasing amounts of my time and a son with special needs.....so, my aim is to generate cash flow and be able to work it toward a part time job with the flexibility to go to doctor appts, etc.
