This property had a small amount water came out from an area in the ground of a bathroom.The water was cumulated at the concrete around the PVC pipe which vertically comes out from the ground.The water eventually caused the surrounding small area carpet and laminate floor wet.I hired 3 plumbing companies in sequence (because the previous one cannot detect the leak but the water was still there).None of them was able to detect there is leak either from the slab or from the above ground pipe.I took the 3rd plumbing company’s advice to wait for a while.They said that it could be due to some special weather condition and there were water cumulated under the ground.And the water kindly climbs up to the surface.

Check your CC&Rs a lot of places require 80% carpet or at least carpets in all bedrooms assuming your floor plans are similar that would address most of the issue.

I have ripped the carpet out and put in laminate wood floors and plan on re-painting the house to a neutral color (haven't decided what color).

In Oklahoma, a single-member LLC is sufficient to avoid personal liability, if you maintain the entity properly and can avoid activity (such as managing the property yourself) that will cause a direct lawsuit against you personally.The rehab will include tearing out all of the carpet, putting tile in the entry, living room, hallway and bathrooms, plus carpet in the bedrooms.

Every dog is different but there are usually going to be some added costs to you when you flip the unit if a dog has been there, especially if you have carpet.
