I love analyzing deals, designing and budgeting.  

I don't see how a business can ever grow with giving that much equity away.  

And, fair warning to all (and we will give warning, except in cases that are so long overdue we should have dealt with them years ago), thinly veiled attempts to drive business, without a real effort to provide practical advice, will be similarly moderated going forward. 

They "paid you back" not because they knew they were foul playing, but to mitigate their business loss due to you not honoring your part of the written contract.

If it's external factors such as they need the money to do a bigger deal, or they're closing down their fund, or they're getting out of RE completely then fine. 

When in a Seller financing deals (with subto - hybrid) asked you to put some down payment and there is not other way to close a deal with him, where we can find private money for the down payment? 

I was originally planning to put all my monthly returns to pay down the HELOC as quickly as possible so that I can get into the next property but am worried about how to deal with paying the taxes if I don't allocate any of the returns to the side.

Make certain with your underwriting of the deal that your new property cash flows any loan used to purchase it.

Been trying multiple sites or softwares like dealio, crexi, zillow  in finding the best deals.
