I even created my first LLC to start the fix and flip business, funding it with enough skin in the game, elsewhere hoping to use OPM rather than my own capital to fund these projects as it has been difficult finding a lender who is comfortable with loaning to me solely without an LLC.My goal has always been to match my W2 income and eventually double it and more so I can work as a hobby rather than relying on it to live.

B buy a building with your credit, get a mixed use approved. don't improve 7000 sq ft as a tenant. all the rich guys are owning real estate. negotiate with yourself market rent and multiple tenants. occupy less than 25%. look at land. don't do this. 7300 sq ft is crazy to build out for a dental practice. get a few other dentists to split the cost with you and do a sale leaseback, you can probably sell the building and roll the business up to a private reit attach real estate to it.

I mildly enjoy it, listen to some music, save a good amount of money, doesn't bother me at all but if I had multiple rentals and was busy I would probably suck it up and hire it out.

I've seen this happen... not between a borrower and lender, but in other business situations where an attorney brought a suit against both the LLC and the individual members of the LLC.Of course, if the lawsuit has no merit and is a pure act of desparation, it seems to be a waste of funds for the borrower when discussing options with the lender could work towards a viable solution.
