Brand new at this... hence this rookie question: how does one find out the ballpark market value of a property?

I can build brand new 3 bedroom, 2 bath duplex for $110,000 per side ($220,000 per building).Conservative appraisal $140,000 minimum, real world would be $150,000.Rent $1300/per sideTaxes $250/month per side(non owner occupied rate)Insurance $50/month per sideVacancy $130/month per sideP/I 5%, $110,000 Loan, 30 year Mortgage - $590.51 per sideMaintenance/Cap EX(5%) - $65 per side (after 5 years would have $3900 saved up per side)HOA/POA - $0 N/ATotal = $1085.51 per sideMonthly income = $214.49 per side or $429 per duplex per month at an initial purchase cost of approx $0(zero - see below)I know I don't have management, maintenance and cap ex are small, but there is a 5 year warranty on most things like furnace,etc, and 10 years on structural.

I call up one of the online mortgage companies just to find out the process and they started taking my info and i told them since my LLC is brand new with no credit history i wanna buy home under my name n later transfer it under LLC the guy freaked out and said u need to get business loan i said am open to the idea of not going with llc he just didn't wanna work with me. 

All are brand name name shaw or Mohawk.I had one person offer me a smart Mohawk product that you can bleach but it is almost 3 times the price.

As a contractor I have had both kinds of clients, the one that wants to see that brand new 2015 pickup nice and clean, and the one that wants to see the 1995 with 200k miles on it with paint drips down the side.Personally, I would likely take Eric's first train of thought and go to the guy in the BMW.

Calling all seasoned real estate agents, (5+ years of experience), I am a brand spanking new agent, (I passed my state exam three weeks ago and joined Coldwell Banker almost two weeks ago), and I would love to hear your best advice for a newbie starting out.
