Tenant would owe (13/29) x Rent for February.Tenant may request the end date to be anytime after 60 days.  60 Days is the minimum. 

I currently work as a nurse making decent income (80,000$ annually) and I don’t plan on quiting any time soon, maybe decrease hours once I get my real estate license and more properties but overall I’m not dying to quit being a nurse.

I think your ambitions and goals are admirable and realistic but I really want to caution you against hedging all of your bet into one property and not having the emergency funds that are needed.

Was that seller wanting to sell it any time soon?

They might opt to stay but I'd bet they will not be happy and will not make pleasant neighbors.
