The other beauty of it is that I build high quality construction, 2 x 6 exterior walls with blown in foam, 5/8's decking, architectural shingles, upgraded fixtures, expensive toilets that never clog, low-maintenance exteriors, etc.

Keep going you beautiful thing:)When we were buying in Atlanta the Australian $ was on parity with the US$, however now that the Australian $ has fallen, its become a currency play and therefore we make approximately 40% on our money when we bring it back home.I set up 3 LLCs and have up structures to minimise tax etc and have a good US Accountant who liaises with my Australian accountant.
