The major flaw with the second article (aside from assuming appreciation, which the author addresses in the comments and being region locked) is how to grow investment operations when these deals are virtually non-existent in the investor's home town (again, the author addresses this in the comments).

So the lease agreement that the realtors use seems better but it looks like I cannot use it because it has the following text on top of the form:"USE OF THIS FORM BY PERSONS WHO ARE NOT MEMBERS OF THE TEXAS ASSOCIATION OF REALTORS® IS NOT AUTHORIZED"I fired my property management company who was also a realtor shop.
