After repeated attempts to gain her cooperation to drop off the deadbolt key, but getting excuses from her on getting the deadbolt key, and yet having her text that she was out on the 21st, my maint crew gained access Oct 24th through an unlocked window, and changed the locks.

@BJ Henderson As Charlie said.However I would add that if those sellers have bad debt (behind on taxes, mortgage, the like) don't attempt to do a Lease Option.

The time has come and gone to attempt to retrain this tenant in any other way than with a eviction notice, remember a eviction notice does not mean you will evict, although generally it is best to do so.Next time he does not pay by midnight on the first give him one warning and only one.

So I'd highly suggest then that while you are attempting to wholesale that you tell the seller I'll find a buyer for your house at X, but if I list it on the open market and I could sell it for Y.Also does your broker know that you are wholesaling?
