By the Fed raising interest rates it slows those major asset purchases down... which is why you are not finding many cash-flowing deals.   

That means you would need to refinance, usually with some down (if you don't have enough equity) and a higher interest rate.

My budget for this year in cash is $100k that can be used towards downpayment, closing costs, fix small things, property management fees, lender fees etc and rest will be looking for conventional financing as of now.New constructions offer better interest rates, minimal maintenance costs for 2-3 years, and potential for self-management due to higher rents.

Thus the reason why most people are much more successful on one platform versus another because as your booked rate increases so does your search ranking on that platform and then it continues to fuel itself.
