You offer a lot more in terms of amenities and comfort, and there's real value to that.  

The WOSP also details "transit improvements which are to include enhanced AC Transit bus service, a street car service (stoked about this one) and other approaches, with direct links to planned pedestrian-and bicycle networks, the Mandela Parkway/West Grand Avenue employment and business center, the shopping and other existing amenities at the Oakland/Emeryville city limit line, downtown Oakland BART stations, and Jack London Square."

Location and amenities are very important.  

You should look at rental comps to see what features or amenities drive certain rents in that area

I've targeted some smaller brokerages and have interviews set up next week--I'm hoping these businesses will be more amenable to working with a PT broker mainly interested in investment properties only.Question: I'm looking for a brokerage with low fees to gain access to the MLS because I will only be using this license on a PT basis.

This 2 bed unit is in nicer condition, but lacks amenities that other properties offer like carports, decks, storage space, or a backyard.

For example, in lieu of formal architectural plans, draw a picture (not joking), describe the thing (sq ft, amenities, etc) you are thinking of building, and throw some tent stakes or toys in the yard for the four corners where the thing if built would go.Appraisers, freed from the rules/requirements/etc that we force them to follow, often actually like doing private appraisals where common sense and quality can be king, instead of box-checking.

We own a VR cabin in Gatlinburg, TN and this would seem to be a really nice amenity to consider adding. 

In NE Ohio, pools are less desired as our weather doesn't permit full usage of such amenity.
