First rental property in Las Vegas area!

Hi everyone Jonathan here. I’m currently running a successful business in Los Angeles and am looking at making my first rental property a reality in the coming year. Id love to invest out of state and Las Vegas has peaked my interest. I’m looking to connect with other investors in the area as well. Any ideas on which areas to start to explore in Vegas?! Currently looking at multi family properties or even single family.  I’m planning on making a few trips soon any feedback would be appreciated🙏🏻

Look at the map Eric Fernwood often publishes of where his clients invest and I’d pretty much echo that area. Southwest, west, and then on the north end stop about aliante. 

I'd probably skip the SMF, it's the exact opposite of what I look for in SFR. I like less than 10 years old, stucco siding, slanted tile roofs with zero landscaping in decent neighborhoods. Most SMF in Vegas is 25-50 years old, flat roofed, in older neighborhoods.
