Hey all,   Like many folks here I've been interested in RE investing for a long long time. 

Once you own that for a year you can move out of it and rent all the units and move into another one and repeat the process.  

For example if they're only needing to draw $50K (often a minimum required by lenders) the payments on the HELOC might be closer to $700+/- monthly interest only.In all likelihood borrowers will not be in their HELOC beyond the initial 5-10 year draw period.

If I were to take a poll of all of the investors who came before you and who  implemented similar entity formation structures I suspect at least 90% fail to utilize the correct insurance depending on the status of their project (vacant, builders risk, property etc.), fail to execute contracts with vendors, use uninsured and unlicensed vendors, fail to be added as additional insured (likely don't even know the difference between being a certificate holder and being added as additional insured).   

Hi all, I'm looking to buy an investment property in WA and wanted to get your thoughts regarding buyer agent's commission approach that I'm contemplating.

I am very fortunate to say that I can generator about $800 pure cashflow from this investment.

2) Should we add the new tenants via an addendum or have all occupants both old and new sign a new month to month (m2m) contract?
