In Wednesday's webinar, Brandon mentioned that when he makes offers he includes additional things in the price to try to make up the difference between what he needs for a deal vs what was offered.

We're just really trying to minimize the amount of additional capital required out of our own pockets. 

You mentioned that you might want to Airbnb the addition?

Basically this just adds additional cost in the form of transfer tax.

If you are pulling out cash in addition to distributing the property - you will have to pay ordinary income tax on those amounts as well. 

Will I have to pay an additional capital gain tax? 

I looked at a 2 fam property for a client and the price difference in insurance was absurd compared to the additional rent, not to mention pool up keep.

That way, if they don't exercise their Option, I have an additional year to Lease out the house or exercise my Option
