What about the ground up developer that exhausted their interest reserve because the construction debt was tied to the fed rate, but the project is still perfoming well and they want to hold off on refinancing a bit longer because its still a great long term hold but given the pre-payment penalties they are opting not to lock into a perm rate yet beleiving favorable financing will be available with a patient approach.....

That said, the deal availability notably dropped off in 2020, and are virtually non-existent in 2021 thus far for buy/hold and BRRRR, even now in C class neighborhoods.

I do believe it will help, giving me access to the MLS and can run comps and have knowledge of the market.Also, will be looking to house hack and buy and holds if I can get all the pieces to fall together.Will be attending meetups to network.Will be searching for my own deals with some local realtors.

This is true with how you structure your deal: pref, carry, fees and waterfall, projected return thresholds, hold periods, etc.Reputable sources: there are many mastermind groups out there.

I could charge an additional fee to have access to it, and have them sign some sort of waiver indicating they accept all risk and won't sue me if they hurt themselves.
