I actually lived in downtown LA before I went to TX, so I'm vaguely familiar with the SoCal region.

Typically tape all drywall joints, 3 coats of joint compound on all screw holes and joints, sand smooth to level 1-5...the industry actually defines the levels.

We actually used to have staff visit all properties of interest in tennessee and Mississippi and do photos and a proper condition report.

The key, IMO and experience, is in how you present it to them and to actually avoid legal proceedings. 

Is there anyone out there who has actually BOUGHT a house from Morris Invest and had a bad experience?  

You could then upgrade to the self-directed format once you actually have funds to meaningfully self-direct.  

If you do the research then actually do the thing that will create money- then it matters.

CL adds are removed after being rented and I always have history on trends in neighborhoods I work with.Don't use Zestimate - just go to the actual listings and expired, make sure the location is right - precisely.Right now I have 2 rentals within half mile from each other. 2bed/1.5bath condo for $925 and 3bed/1.5bath townhouse for $1400.
