@Bob Bowling I absolutely agree that you should enjoy "today" but setting goals is important and a practice I think everyone should follow.

I will absolutely share this with her.

I have had people yell at me over the phone, slam doors in my face or simply listen to my 5 minute spill with absolutely no interest. 

some people absolutely freak out about threatened litigation. 

Without asking any more questions my recommendation would be for you to take the absolute initiative here and fix the vent and change the locks today. 

However, there are no absolutes and while I beg you to not start on the MLS, once you know what you are doing, deals can be found.
