True mentors are hard to come by in REI, especially if they aren't expecting you to buy a weekend course or online learning module so keep going to REIs and meeting people, but perfect what you bring to the table so you can create a win-win opportunity for someone to help you learn.

While true appraisals have a very systematic way, I look for as close as I can find overall, and then just do a pro's and con's list that should start settling into a standard value. 

True, but my guess is that he's not going to be able to sell it to someone else either without a decent price drop.

I think in general, those of us that are very familiar with real estate probably downplay the true risks associated with real estate plays, since we are so familiar with them.
