Can't say much on SFH because I'm more focused on MF.

I know moving forward as I learn more I want to focus on owning multi-family properties, but for now whichever is easier for beginners is my goal.

Try to look for focused groups as opposed to a general group that tries to be everything for everybody.

The idea is to focus on cash flowing multi family building in high density medium-lower income areas.

There are a couple of different descriptors there and you focused on the one that I did NOT underline. 

I'm holding it until it's painless or profitable to sell, and focusing on things that make me more money in the meantime. nobody owns all homerun deals.

Even if your short-term focus is using it as a rental, it's good to also keep in mind what aspects will give you the most bang for your buck in the case of a future resell.Hopefully this helps!
