So far I have:Built a standard parts list and supplier list: windows, paints, flooring, cabinets, sinks.Established a good primary realtor.Made a standard of what I will do to distinguish my apartment units in the market.Hired a property management to deal with the increased number of lease up's and tenant shake out (note- I have only had 1 tenant move).Started using a documentation system for projects (Trello) and files (Google Drive).Built a solid relationship with a commercial lending arm of a regional bank.Areas to improve: Marketing- I have been MLS primary for my deals focusing on heavy rehab needed C class buildingsWebsite- slacked on totallyAttending network events-  in the 2 years only made it to 4 I think.

In my certain instance, the square footage documented at the county is HALF what it is in reality so I will for sure have to pay for the appraisal and not rely on tax value.

The other thing I always and document when looking at deals are the assumptions that I made.

@Gregg Pauly Each site is different, but they usually make you sign an (electronic) NDA before you can get at the documents.

My question is other than tax documents and insurance, what other notifications will the lender receive?  

Make sure you get every single bit of documentation needed from the homeowner to submit your package.  

My husband thinks we do not need to have them sign a formal month to month lease, but I prefer to have all steps documented.  

I have a ton of notes organized in a giant word document.  

A documents attorney and a fightin' attorney.  

I will document my experience as I go.
