If there is any damage to the property, he needs to file a police report or you should hold him fully liable just as if he did the damage himself.You are not obligated to break the lease unless that is specified in the lease somewhere, but he sounds like trouble so I'd just get him out with as little drama as possible.

Consider a roof leak and all the damage it can do.I imagine that with the upper level owners someone like Rachel deals with, it may not be such an issue, and maybe she may not have as high a default rate as someone who sells more lower-end homes.

I'd stay away from travertine. because of concerns about its durability- it'll chip and scratch and is porous which can be troublesome if somebody spills something on it.And, I have to disagree with choosing ceramic tile because porcelain is less likely to chip and less likely to show damage if it does get damaged whereas you'll see a different color underneath ceramic if you chip that.I put in porcelain tiles in the most trafficked areas in my place because I thought it was going to be so durable and hassle free.

Each of the different types of insurance you mentioned above (liability, builder's risk, umbrella, etc) will insure against different things and will kick in based on different requirements.Specifically, builder's risk is to cover damage to the building, theft, vandalism, etc. -- it won't protect against liability claims in most cases.
