My understanding is that house rules in Alaska can be updated and changed at any time for the benefit of the living environment, however I'd like to roll them out in a smart and friendly way that gets tenant buy-in and don't want to have to change them constantly to try and keep up with the infractions......  

Residential commercial (5+) has peaked IMO but with the housing demand so high and prices stabilizing, more people are being pushed towards renting which should keep your vacancy rates low. 

Keep calling attorney offices until you find one who can handle the foreclosure.

As a general rule of thumb, I usually strive to keep about 2-3 months of mortgage payment reserves. 

I then took out a HEL against it to keep going to the next one.

This is the biggest thing keeping me on the fence. 3a) I have several million dollars in equities, and another several million in CDs, and the CDs are paying me 5.2% for zero risk.

I recommend keeping bookkeeping in the States.

Things get even more complicated when you have multiple rentals and you end up having to use class tracking to try to keep them separate. 

I don’t have detailed financials on the laundromat as they just did the bare minimum to keep it open, and I want to go in and add value.
