If something with old kitchens and beat-up interiors is selling for $60K a unit, you maybe be able to command $75K-80K with proper renovations.Also, if you can get a sense of the cap rate in that neighborhood, you can also check rental listings to get an idea of what the units will rent for (and therefore what the property is worth).

The interior sealants don't do much of anything so the only long term remedy would be to dig out and re-seal, which of course would cost a lot and neither the turnkey company nor I would be willing to do that.The "turnkey" company has said they will extend the gutters away from the home and bring in some dirt to help slope the ground away from the house.

@Jacob Sampson I've bumped my purchase price about 10k to allow room for error (also my best friend will be the realtor) @Ralph Justiz pretty recently remodeled property (from the exterior) still looking to get pics of the interior as the deal was a stumble upon via a friend.
