The key was not giving up or being deterred (the first number I called was a very old lady that thought she owned the property!).

Oy, do your searches before, and use a better company, lady was clueless about florida county auctions obviously.

@Wayne Brooks I just spoke with the lady that is wanting the property and she let me know how much money she is willing to spend and it is still within the price range I was hoping for. 

But I am not in this business to cheat little old ladies!  

It's a gamble.

I told my mail lady early on that it was going to be a STR and she put a big red zip lock on the mail box...some kind of post office code I guess.....

We just look for that properties that seems to slip under the radar that people tend to mis-judge.The one Duplex we purchased with a side driveway was being sold by a lady who lived there for over 19 years.

And folks in those days especially in rural areas were not trademarked like urban areas and were very amenable to the calls.. now a days its a stain.. between hotels  the guys from India Bangladesh who say they are with the govmit and then the phillipino ladies working for the wholesalers its  just too much. 

This just happened to be my first opportunity, I was trying to get ahold of a lady for a vacant property and the guy I called mentioned a house he had that he wanted to sell.
