I'm new to BiggerPockets and have found this site from "The Book On Rental Property Investing" by Brandon Turner.

If this is Historic West End, then the permitting process could be much longer for this type work. 

They were a from this to that asset. 

I figure for the first year, this property would gross at least $50k-60k annually.

If anyone currently doing this in my area is willing to share their experience or help point me in the right direction of a stellar real estate agent to help me find my first deal it would be much appreciated!!

I've been a spectator in this community on and off for a while now.

We still have a long-term rental there, and we were able to run a very successful short term rental until we sold it this year.

This downturn was really pronounced this year with most agents transaction volume down by 40% or more.
