I’m not completely blind to other facets of the investment puzzle, but monthly cash flow is, by far, my primary concern and desire.

Because it is a SFR, you can raise rent as you desire, but you have to provide at least 60 days notice (because they have been there over 1 year).  

That said, if you do buy it and keep the historic features, the property is worth much more, and is typically desirable to renters and buyers.
