The leads I am mailing to come from driving for dollars when I am out looking at other houses, so I know they are good leads and I don't want to miss out on a good deal because of my lack of follow up...Any tips or suggestions would be appreciated!

I am thinking this would be worth the try given their pretty good templates that can be customized, my only concern is with it going to spam mail.

We've had a lot of luck with buying REO's (making lots of offers on MLS-listed REO's) and mailing to people in foreclosure.

Related to fees...I just got a special assessment bill in the mail this week.... it is a common ocurrance with condos.  

I've only bought flippers in Hayward but my client-investor seems to be pretty active in Fremont area from his direct mail campaign (he didn't tell me how but I kinda make an educated guess from the way he talks).Good luck and see you around the site.
