The biggest hurdle for me is finding competent Realtors who will give you accurate comps and drive by the properties to take pictures.  

I learnt a lot about being very careful on how you qualify/disqualify applicants by using my criteria (and a scoring system-I think its makes it very clear cut, if they score X then they qualify, if they don't score X you can give the opportunity to score higher with a double deposit for example, except if there is an automatic disqualifier such as past eviction).

I'm aware that I'll have to do double closings to wholesale.

Also which portland title companies would you recommend for a double escrow close?

Post it on the door and take a picture, preferably with the address of the building in frame.

Apparently he made the problem even worse and know our plumber has to charge us double.
