As I am building this plan, is there a rule of thumb I can use for future value based on NOI?

My father is not interested in keeping the properties in his name and simply having us manage them, but is open to the concept of us owner financing them from him with a long term, friendly agreement. 

It’s just  that I have no accounting experience and I created my own spreadsheets when I started this (I created and know my own system, not this one).

I'm particularly interested in side-by-side 2/2 or similar duplexes.I'm also eager to connect with local agents, and fellow investors, and attend meetups to better understand different neighborhoods in Indy.

I'm planning on jumping into the real estate game in 2016.
