- Building is nice, seller essentially bought it as a single family, rehabbed it and converted it to a 2 family, but has some issues i wanted to fix but seller simply gave a 5k credit without fixing anything i asked for.

I think its good,  its standard for everyone whether your credit score is low or high.

If the market continues to grow in the next year or so, I would either refi or take a line of credit from that house and buy investment property.Hope this helps.

I was planning on using a line of credit for half the down payment and raise the rest somehow.

We have great credit and a comfortable sum that we can use for either the down payment or reno on the 1st (and MAYBE 2nd) property.

The credit union I am with yields only a .30% APY.

We have pulled their credit reports and the credit reports say that SSN could not be verified for both the husband and wife.   

I'm an experienced investor (3 MF deals) with excellent financials and credit.

I would like to think that in your post, if a pm company charge say 2 full months for a 36 month lease and if the tenant breaks lease half way through there would be a credit on the next tenant lease.
