Hi - I have a single family house owned mostly by an Inherited SDIRA & a small percentage by myself as an in-kind distribution. 

They've recently outlawed STRs of secondary dwellings due to a lack of affordable rental housing.

One guy I saw turned 5 bedroom house to his room and took the 4 others and made it 8bedrooms and something like $50/night. 

I have a 4 bed/4 bath unit in a college town that is in a complex that is popular with international students.  They look for units that are furnished.  I bought it, a few years ago, and it was sparsely furnished but ...

Once the project is complete, you determine market rate and buy out their share.Let's say it cost $60,000 to build the house and it is appraised for $120,000 after you are done (not including the land, which you already own).

I am looking at a house in that area as a buy and hold with a tenant already in place. 

I'm new here and excited to dive into the world of house hacking.

I found a house that comes out to an IRR of 11-12% when I run the numbers.

Now 10 years later there are luxury apartment & condo buildings, new construction homes, completely renovated homes etc in place of the old run down low income housing.
