After removing the vermin, I repaired all entry holes on the exterior of the house so they couldn't get back in and also set traps for any that remained in the house.

You can use a standard real estate contract and remove provisions of default until you have nothing but an option remaining. :)

While you can't "assume" the mortgage, you can purchase subject to the existing mortgage and take over payments, but the loan would remain in the sellers name and ultimately, they would be responsible for it.

Units remaining empty for months on end.. and to top it off when we cancelled the contract with them and applied for their six month reimbursement of management fees, WE NEVER GOT THE REFUND,... and I could go on.
