It sounds like you might not be super familiar with MF underwriting so I highly recommend you watch some videos on this and maybe even purchase software.

There are different ways to do them (which I did a video on).

There is a video near the bottom on their homepage from a lender that does Homestyle and maybe you can contact them. 

There are some youtube videos on wholesaling.

After reading tons of books, listening to Youtube videos and reading forums on Bigger Pockets I know I want to start in Buy and Hold properties. 

Using some of the basic assumptions laid out on some of the analysis videos: standard conventional loan 20% down 4.5%, 7% maintenance, 5% vacancy, 10% capex (older building), 9% property management and the deal comes out as a grand slam with over $600 in cash flow/mo and cash on cash of 23%.
